Our rental qualification standards for persons interested in becoming a renter on our properties in North Carolina or South Carolina.
AVAILABILITY: Applications for rental units will be accepted on a first come, first serve basis. All information on the application must be complete, accurate and verifiable. All application fees must be paid before an application will be processed. Nor rental unit will be held without a deposit. An official form from your electric and water company showing proof of the transfer of your utilities as well as renters insurance proof will be needed before receiving the keys to the rental unit. ** No Pets. RENTAL RATES: rental rates are subject to change without notice.
APPLICATIONS: A rental application must be completed for each prospective resident who is age 18 or older and will occupy the unit. Any false information may cause application to be rejected or lease to be nullified. A non-refundable application fee of $50.00 per person, an administrative fee of $150.00 will be charged to each applicant. Proof of stable and verifiable current employment and or income must be provided. A criminal background check, credit check & rental history will be conducted for each applicant credit score must be 600 or higher. Money orders or cashier’s check only.
INCOME & RESOURCES: Verifiable net monthly income must be a minimum of 3 times the monthly rent. A co-signor must satisfy 4.5 times the monthly rent amount. If income is questionable management reserves the right to require an additional deposit.
CO-SIGNERS: In the absence of any of the above qualifications, with the exception of very negative credit, a co-signor may be accepted.Co-signer must complete a rental application and pay application fee. Additional deposit may be required.
SECURITY DEPOSIT: If management rejects the application, the deposit will be refunded in full. Security deposit will be refunded in full if applicant cancels the application within 72 hours of applying. If applicant cancels after 72 hours, security deposit will be forfeited. Otherwise, if application is approved and applicant fails to occupy the premises on the agreed upon date, except for delays caused by the holding over of a prior resident, management will retain the entire deposit.
NON-APPROVAL: You have 3 days to provide any necessary document to complete your application such as paystubs, bank statements, Drivers license, etc. We will notify you whether you’ve been approved within 4 days after the date we received a complete application. Your application will be considered “disapproved” if we fail to notify you of your approval within 4 days after we received a completed application. Notification may be in person or mail or telephone, or text unless you have requested that notification be by mail. Do not assume approval until you receive actual notice of approval.
